There has been a lot of press coverage recently about some of the sophisticated scams that have been perpetrated against unsuspecting guests on some of the more popular holiday rental listing sites; in particular, Owners Direct. You can see some of the listing sites that we advertise with and how our arrangement with them operates - see Listing Sites. Here are a few of the things a guest should consider when choosing a holiday rental such as ours on a commercial listing site:- Ensure that the listing contains the owner’s full name and a land line telephone number - this is not always possible because some of the listing sites operate on a commission basis and withhold this information until a booking has been made; to ensure that they get their commission.  Use Google or Bing to run a search on the owners and find their telephone number - do not hesitate in calling the owner to verify that they exist. Do not book self catering accommodation if the owners do not have their own website - again, this maybe withheld to protect the listing sites commission; but do use the listing sites communication system to correspond with the owner. Often a search on Google or Bing for the property name will provide a list of alternative sites to use or to verify the property exists - use them to send duplicate enquiries. Choose accommodation that is described in a personal manner with detail and not in a corporate vague way. Private owners are proud of their properties and will often go to great lengths to provide information about the property and the surrounding area. A real owner will know lots about the area; a scammer wouldn’t. Look for email addresses using the owners own domain and not one of the web mail service providers that scammers love - such as Hotmail, GMail & Yahoo. Look for membership of trade bodies - such as EASCO & VisitEngland - verify a property on their websites. Look for owners websites that allow you to pay with a credit or debit card (or PayPal) - you know that your money will be protected if you do. Avoid properties that ask for payment via Western Union or other money transfer means. Avoid properties that offer a discount if you book now and pay all up-front - most owners ask for a deposit to secure the reservation with the balance payable 6 to 8 weeks before arrival. Real deposits will be between 20% and 50%.  Scammers use this ploy all the time. If you are asked to pay by Bank Transfer (on-line banking) ensure that the account name matches the owners name and the address of the bank is near to where the owner lives - commercial listing sites will not offer you this method of payment. If you book via a commission based listing site you will be sent the owner’s details once a payment has been made - use this to contact the owner to verify the reservation.  Similarly, owner’s will also receive the guest’s information and will also confirm the reservation either by telephone or email.  If you book and make a payment in full with a hefty discount for up-front payment it is unlikely that you will receive any paperwork from scammers. A real owner will ask you for your guest party details including names, sex, date of birth and nationality. A real owner will provide you with a contract containing the holiday let details and all their terms and conditions of trading. When making a payment with a credit or debit card enquire that the payment pages that you are using have an https:// prefix and not just http://. Those that do are secure and safe to use. The listing sites that we use that have on-line payments enabled are: HolidayLettings, HomeAway, OwnersDirect, TripAdvisor, VRBO, FlipKey, Airbnb, HouseTrip & Booking.com - all have secure methods of payment using a credit or debit card; none offer payment options of bank transfer, money transfer, personal cheques or cash.
