Our properties have been verified by VisitEngland, Google Maps and Booking.com. Our payment systems and bank accounts have been verified by WorldPay, PayPal, Stripe, HolidayLettings, Booking.com & HomeAway.
We advertise on many holiday rental listing sites and directories; many are free to list and others we pay to be listed.  Where our tariffs are displayed the prices entered by us are exactly the same as our official tariff shown on this website. Our Holiday Rental Tariff We limit the number of listing sites with holiday rental tariff so we ensure accuracy at all times.  Some commission listing sites, such as TripAdvisor and HomeAway add a booking/service fee to our tariff and show the uplifted tariff on their website. Commission Listing Sites 1 Our property advertisement is listed for free; we pay a commission to the listing site when a reservation is made through their website. The fees we pay vary from site to site. Many of the commission listing sites also charge guests a Booking Fee or a Service Fee for handling the reservation. These vary from 4% up to 21%; with most charging between 6% and 15%. Booking.com is the exception as they do not charge guests a Booking Fee.  All commission listing sites accept on-line payments by credit or debit card.; they may charge additional card handling fees.  Nearly all commission listing sites offer payment protection - in these some of these cases we do not receive any payments until guests have been in residence at our property for 24/48-hours (1/2 business days). Subscription Listing Sites Our property advertisement is listed for an annual subscription; we do not pay any commission for reservations made through their website.  Many accept on-line payments by credit or debit card; they may charge additional card handling fees.  HomeAway and subsidiaries VRBO & OwnersDirect have recently started charging a Service Fee to travellers - this is between 4% and 10% of the rental with a maximum of $499 applicable. Channel Management We use FreeToBook as our channel management system; this allows us to update all other listing sites from a central management system, this includes updating all the calendars for our properties. For Booking.com there is a two-way process whereby any reservations made on Booking.com instantly update FreeToBook; all tariff information and bookings from other sites also updates Booking.com.  The FreeToBook system is built into our own website; it is also used by Booking.com & iKnow- Dorset.co.uk to update the pricing and availability calendars used for quotations and bookings - we manage these systems directly.  We ensure that all tariffs and pricing is updated immediately any changes are made; all listing sites have automatic update of their availability calendars to ensure that all are synchronised with our own website calendars.  All these sites show our availability calendars and are updated automatically from our own management system when changes occur; sometimes the changes will not appear for up to 24-hours; always check availability before making a reservation on this website.  FreeToBook also provides FabPay this gives us on-line payment on our own website for credit and debit cards. FabPay is operated for FreeToBook by WorldPay and is fully PCI compliant. Payment & Booking On-Line Payments & booking on-line are available on all sites other than Ferienhausmiete, Rentivo & Voya.ge; payment can be made using these sites with a credit or debit card, there maybe additional card fees charged by the listing site. We do not charge card fees on our website. We process credit and debit card payments through FabPay. Nightly Rates Some sites display nightly rates in the main search results - these are not necessarily accurate as often they are calculated on a weekly pro-rata basis; in some cases the weekly rate used for the calculation is the lowest in the tariff and may not apply when you wish to travel.  Calculated quoted rates for specific dates are more accurate within the constraints of the individual sites arithmetic used and although they can be very accurate they should only be used as a guide in the first instance. All rates on our own website are guaranteed to be accurate and the lowest available anywhere. Tariffs on these listing sites are accurate but not all sites calculate the displayed daily & weekly rates using the same method.  For example, Booking.com only apply daily rates (like hotels) and do not use the weekly rate we offer elsewhere. Other Information UK & European guests should note that US Dollar exchange and transaction costs maybe additionally applied by North American based listing sites. European & North American guests should note that EURO exchange and transaction costs maybe additionally applied by European based listing sites. Credit & Debit card companies may apply additional transaction fees when converting currencies to Pounds Sterling. We use the same photographs and information about our properties on all of these web-sites; individual listing sites may re-size or crop our original photographs. It should also be noted that many of these listing sites also re-sell their inventory of properties through affiliate web-sites; although, we contractually agree for this to occur we do not have any control of where our properties appear or on what terms and conditions any resales are agreed between the affiliates. A reservation through an affiliate will be made by the original lister using the rates we have agreed and applied on this web-site.  For example, Booking.com has over 5000 affiliate sites worldwide including 80 airline websites.

Weekly rates:- Flexible arrival days apply during all tariff periods except the Peak tariff period in the summer. Apartment 1, One80 - SATURDAY arrival and departure applies during the Peak tariff period in the summer. 3 The Copse - FRIDAY arrival and departure applies during the Peak tariff period in the summer. Multiples of 7-nights apply during the Peak tariff period in the summer. Longer stays:- For stays between 8-nights and 28-nights the nightly rate is calculated on the pro-rata weekly rate for each tariff period (Pro-rata = weekly rate divided by 7). The nightly rate will differ if the stay overlaps more that one tariff period. Airbnb Guests - we have to confirm acceptance of a reservation before any monies are charged - credit/debit cards are only pre-authorised. Airbnb is a prenowned popular site for travellers wanting to stay in shared accommodation; often in “spare rooms” - they have now expanded to include “entire properties” such as holiday rental apartments.  Airbnb are based in the San Francisco. The availability calendar on this website is updated every 2-hours from our own accommodation management system.  Guests can leave public and private reviews on this site; we are also able to provide feedback to Airbnb about guests as well as leave public and private reviews about them. Both our properties are listed on this site under a commission basis. We list for free and when a booking is received we pay a commission to Airbnb the guests pays between 5% and 15% to Airbnb - this is quoted and charged separately to the published rental price.  All bookings using this site have to go through them; we do not receive any information about the guest until at least a deposit has been paid to them.  All correspondence between ourselves and the guests go through the Airbnb management system. The tariff structure is based upon the weekly & short-break tariffs published on this website. All monies for the rental are retained by them until 24-hours after the guest arrives. Our Security Deposit (sometimes called a damage deposit) is retained by Airbnb until 10-days after departure, after which it is returned to the guests directly by Airbnb. If we need to make a deduction then we have to inform Airbnb before the 10-days have elapsed. Our Terms & Conditions apply; Airbnb act as a payment agent only. Booking.com (including Villas.com) This is a very popular travel booking site and is widely used for hotel and bed & breakfast reservations around the world - they have expanded into the holiday rentals market and are doing very well. Booking.com are based in Amsterdam with regional offices around the world including London. This is an instant booking site; both our properties are listed on this site under a commission basis. We list for free and when a booking is received we pay a commission to Booking.com the guest is charged no commission or booking fee by Booking.com. As soon as you book and pay your reservation is made and guaranteed. Once this is complete we have direct contact with the guests and can correspond freely.  The tariff structure is based upon the weekly & short-break tariffs published on this website. Once the reservation is taken the guest must pay by credit/debit card this guarantees the booking - we use the FabPay system from FreeToBook to take the on-line payment using the information provided by Booking.com. The availability calendar and pricing structure on this site are linked directly to the FreeToBook Quote & Book system for instant update.  FreeToBook act as the channel management for Booking.com and all updates on either Booking.com and FreeToBook update each other immediately.
